Bioscience LA
As part of the County of Los Angeles’s efforts to cement and promote its growing biotech and life sciences sector, AE3 was retained to develop the design concept and schematic design for its new headquarters located in the burgeoning creative center of Culver City, CA. This location is centrally located to the many existing biotech and related tech companies on the West Side of LA. The project is also easily accessible from LA Metro and other public transportation and is close to LAX.
Converted from a disused courthouse, the project provides 5,000 SF of seminar, conference and exhibition space along with a 7,000 SF of co-work collaboration center. It also includes incubator space for 6-8 small enterprises. The building is planned to hold a Demonstration Wet Lab and achieve Cal green Tier 2. Care was taken to maximize the creation of new open space in the interiors while minimizing the amount of structural work that was required. The project made a contemporary interpretation of the existing clean, midcentury interior aesthetic adapting it to today’s technology requirements. The building HVAC system is planned to be fully replaced and the project is targeting Cal Green Tier 2 compliance.
Twin Motion was used extensively to develop the project concept, and for public outreach to garner community and political support.
