Our job is to make your project succeed by whatever metrics you choose to measure that success by – period. We take the time to listen to you,understand your needs, your concerns, and your desires and work with you and the project team to develop a game plan to get there. We believe that the Owner should drive the process as an informed decision maker, and fully understand the ramification of every decision they are required to make. With each decision we ask “what is in the best interest of the owner?” and we strive to present various alternatives along with pro and cons so you can make a decision. Our principals also have years of experience working on the owner’s side as construction managers, facilities manager or in the developer arena, which makes us especially sensitive to owners’ needs.

We play well with others

We believe that project succeeds where there is open collaboration between the Owner, Architect, Contractor and other professionals – poor communication and mistrust will quickly doom a project. To that end, even in trying circumstances (and perhaps with difficult people and organizations) we always work to find a common ground with all parties, keep conversations on-point and professional, and focus on the Client’s needs. When a problem does arrive, the first question we ask is “what do we need to do to get this project back on track” – and report the problem along with viable solutions.

Pragmatic, commonsense design

We believe that good design and a practical, cost effective solutions are not mutually exclusive. Indeed, creating a design that is truly responsive to all of an Owner’s needs (e.g. function, economy, aesthetics, etc.) will invariably lead to a better design outcome at a good value to the Client. We’ve worked with many Clients who thought they were not able to achieve a given program within a certain budget or schedule; however, by listening, analyzing and prioritizing their needs, we were often able to craft solutions that made the project possible.

We provide a single point of accountability for the project that can provide support over the life cycle of the project, from initial feasibility studies and pro-formas, design, permits, through construction, occupancy and closeout. This is nothing new, integrated firms both large and small have been existence for years and offer the Owner several advantages:

  • Single point of contact makes it much easier for the owner be involved in and stay in the process.
  • Keeping key disciplines are better coordinate over the life of the project and keep in more in tune with the Owner’s needs – no more “finger pointing”.
  • Simplifies administration and budgeting.
  • With a smoother work flow process that is more beholden to the Client, this process consistently provides better budget,schedule, and program performance.

This platform works exceedingly well for small to mid size private sector projects, as well as individual scope for public sector design-build projects. All of this makes for a faster, more streamline project delivery – on time, and on budget…

Yes, we really do understand budget and schedule.

…and we actually have a record to prove it. Factoring in field conditions and owner requested changes, all of our projects have come in within schedule and budget. Recent examples dating from 2008 and 2009 include:

  • A recent $17 million dollar office building we completed construction management services for had 3.9% in total change orders. Our team was able to reduce potential change order by over $500,000 – a direct savings to the Owner
  • A recent $3.5 million project we provide both design and construction management services, which involved the demolition and addition of a new building to an active church facility incurred only 3.8% change orders. This allowed over $150,000 in the project to be returned to the Client’s general fund.

Our ability to create “win win” situations

No project is built in a vacuum — in this day and age any construction or development project must satisfy a myriad range of stakeholders including end users, civic leaders, planning and building officials, community leaders and special interest groups. Any unproductive or adversarial relationships with any of these parties will certainly doom the project. Over their careers, AE3 principals and employees have completed complex entitlement and permitting processes which required significant negotiation and collaboration with these groups. By working with all concerned to create “Win-Win” situations we help Owners realize their objectives, as well as those of the larger community.
